Hiring home builders in Minnesota: what to know
Home builders construct new single-family homes, from production plans to fully custom designs. Home builders handle lot evaluation, plans, permits, foundations, framing, mechanicals and finishes for new houses. Custom builders work from your design; production builders offer set floor plans with selectable options.

How to hire a home builder
- Tour homes they built. Walk finished and in-progress homes to judge quality.
- Review the contract carefully. Understand allowances, escalation clauses and change-order fees.
- Ask about the warranty. Look for a written one-year workmanship and longer structural warranty.
- Check financial stability. Ask how long they have been in business and who their lenders are.
- Clarify the timeline. Get a realistic schedule with milestones and delay provisions.
Red flags to watch for
- Price escalation clauses with no cap
- Unwilling to let you see homes under construction
- Allowances that are unrealistically low
- No written warranty
Licensing in Minnesota
Builders must meet state contractor registration or licensing rules (Iowa registration, Minnesota residential builder license, Wisconsin Dwelling Contractor certification) plus local permits and inspections.
The Minnesota Department of Labor and Industry licenses residential building contractors, remodelers and roofers. Electricians and plumbers hold separate state licenses, and radon professionals must be licensed by the Minnesota Department of Health.
Best time to hire
Plan and sign in fall or winter to break ground in spring. Foundations are typically poured April–November in the Upper Midwest.
